Marriott and PASHA Real Estate Sign Multi-Property Deal Across Azerbaijan and Georgia

The agreement will bring new Ritz-Carlton and Le Méridien developments to Baku and Tbilisi, expanding Marriott’s presence across the Caucasus.

Three New Properties Planned Across the Region

Marriott International and PASHA Real Estate Group have signed an agreement covering three new hotel and residential developments across Azerbaijan and Georgia. The plans include The Ritz-Carlton Baku, Zagulba, a new residential tower at The Ritz-Carlton Residences, Baku, and a Le Méridien hotel in Tbilisi. The agreement expands an existing partnership between the two companies and strengthens Marriott’s presence across the Caucasus. The signing took place at The Ritz-Carlton, Baku, with senior leaders from both organisations in attendance.

Ritz-Carlton Expands Along Baku’s Caspian Coast

The Ritz-Carlton Baku, Zagulba will sit along the Caspian Sea near Bilgah Beach, north of Baku. The planned property will feature 80 guestrooms and suites, alongside several dining venues and a Ritz-Carlton Club Lounge. Guests will also have access to an indoor pool, fitness centre, spa and beach club.

The development will also include The Ritz-Carlton Residences, Baku, Zagulba, with 282 luxury apartments and villas. Residents will have access to a clubhouse, cinema, kids’ club, swimming pool and private beach.

Le Méridien Brings a New Stay to Tbilisi

In Georgia, Marriott International will introduce Le Méridien Tbilisi, a 152-room hotel in the Chugureti district. The property will feature dining outlets, meeting and event spaces, a fitness centre and the brand’s signature Le Méridien Hub.

The hotel will add to Marriott’s growing presence in Georgia while bringing the Le Méridien brand to Tbilisi. Its location in Chugureti will place guests within one of the city’s evolving neighbourhoods, with access to Tbilisi’s cultural and commercial attractions.

Marriott Strengthens Its Caucasus Footprint

The new projects build on Marriott and PASHA Real Estate Group’s established regional relationship. Their existing portfolio includes The Ritz-Carlton, Baku, The St. Regis Baku, JW Marriott Absheron Baku, Baku Marriott Hotel Boulevard and Sheraton Baku Intourist Hotel. Marriott said Eastern Europe and the Caucasus remain important growth markets, supported by rising travel demand and interest in internationally recognised hotel brands. The latest agreement adds new luxury, residential and lifestyle offerings to the region’s hospitality landscape.
